Houses prior to 1978 can and usually do test positive for lead whether it's the surface coat or a coat a few layers underneath it. If we suspect it may contain lead we do a FREE lead test. Results are immediate. If lead is present we refer a lead abatement company to you to take care of the lead and we can always come back out to tackle the painting part of the job. Once colors are picked out and a date is scheduled it always comes down to watching the weather. Any chance of rain the day of painting chances are it will be an off day. Paint needs good weather to properly dry in. Without good weather it may not bond to the existing surface and start cracking and peeling within no time.
Surface prep! At least a week prior to any exterior painting project we come out and powerwash the surface. We use an environmentally friendly cleaner designed to kill mold and mildew. The surface has to be clean before any paint can be applied. After the surface has dried out for at least 7 days we come back and start scraping, sanding, and priming all the problem areas. Any bare wood needs to be primed before painting. If we encounter any wood rot on the job we always inform the customer and give them the chance to replace it prior to painting. We are happy to refer out a carpenter if you don't know any. Whether we are spraying or applying with a brush it is imperative we protect surfaces that are not getting painted by putting down drop clothes and hanging paper and plastic.
Once the prep work has concluded we start the painting process. Usually we tend to do the body of the house first and then trim last. Everything gets 2 complete coats unless otherwise specified on the contract.
And just like that you have a fresh new exterior paint job that will last for years to come. We highly recommend yearly powerwashes to keep the surfaces looking their best for years to come. Any leftover tinted paint is left for the homeowner for future reference and for emergency touch ups.
